The long standing slogan of the association has been "Business is our Business". The Executives Association of Long Beach (EALB) was founded in 1922. It is an association of Long Beach business executives, each of whom represents his or her respective firm at the management level.

The Long Beach Executives Association is a member of the International Executives Association, a worldwide group of similar associations. It is not a service club, a social group or fraternal order. The EALB is a networking group for business owners and high level executives. It has but one unique objective: to capture the natural bond of common interest which exists between business executives and by regular weekly meetings, develop and enjoy a brand of fellowship conducive to the creation of additional and profitable business for all its members.

It does not require its members to patronize each other, but it does provide opportunities for each member to promote their products or services and it can open doors that otherwise are closed to desired business. Members of the EALB often consider the association as an extension of their own business or profession.

On Monday, April 16th the Executives Association of Long Beach met for their weekly networking luncheon to hear a classification talk from Kolby Pabst of Pabst, Kinney & Associates Property Manaagement. 

For over 32 years, Pabst, Kinney & Associates have helped their customers with extensive and effective multiple services in property management. Managing about 200 apartments, over 3000 units, and 12 commercial properties. Pabst, Kinney & Associates provide rent collection services, screen for financially stable tenants, maximize rental income and handle payment issues and evictions. Pabst, Kinney & Associates employees 60 people who are property supervisors, accounting, maintenance, and brokerage.



Kolby Pabst is 2nd generation in the property management business. His parents started the business in 1981 and along with his brothers, he helps run the company. 


Kolby’s talk centered on rent control and the negative impacts it could create in Long Beach. After the recession, rents are now at an all-time high. He described the reason for the rent increases were related to Millennials, who arerenting more and do not have enough income to afford to buy a home, and additionally there is not much development in the Long Beach area. Overall rent control will affect the quality of life of the owner and tenants. For the owner, it makes it hard to evict tenants that are involved in criminal activity. It also discourages the landlord’s incentive to maintain the property and makes it hard to upgrade a unit if they aren’t going to get market value for it. For the tenants, rent control makes the quality of units just livable, but not really desirable. It keeps prices high for other potential renters because they have to make up the difference for their low cost, long term renters. Other issues behind rent control, include that rent overall in rent controlled areas are usually higher compared to non-rent-controlled areas. Rent control also discourages new developments being created as the possibility for loss of income is too much of a risk



Pabst, Kinney & Associates believes in quality and quantity for the renter’s market. They want to continue to help new renters find affordable units while still helping owners continue to make a profit and maintain their units to make them desirable.
